Keep in mind that price includes all your bills:
"Rent Includes all of the bills; water, electricity, gas and high-speed internet. "

judging by what's on offer through real-estates you may be hard pressed to find something that close with those amenities included.

Try gumtree.com.au heaps of sharehouses, maybe not that close to RMIT but in richmond ect ect
